How the two-month window works
Since 2018, HSE allows the check to be carried out up to two months before the date it needs to be done, while keeping the original deadline. You don’t lose the months you brought it forward by.
| Last check | Next check due | Check done on | Following check due |
|---|---|---|---|
| 14 Dec 2026 | 14 Dec 2027 | 20 Oct 2027 (inside the window) | 14 Dec 2028 |
| 14 Dec 2026 | 14 Dec 2027 | 1 Sep 2027 (too early) | 1 Sep 2028 |
The second row is our worked example of a check done outside the window: the 12 months then run from the new check.
Why book early
- Engineers get busy in winter, when most boilers are in use.
- It gives you time to arrange access with your tenant and fix anything the engineer finds.
- You still have to give existing tenants a copy within 28 days of the check.
Keep the proof
To rely on the original date, you need to show every check was on time, so keep each record until two further checks have been done. How long to keep safety records.
New appliances
If you fit a new gas appliance, it needs checking within 12 months of installation. HSE allows a one-off realignment so the new appliance’s check can line up with the annual check on the rest of the property. See HSE’s guidance for the conditions.
Set the reminder now
The window opens two months before the due date. LandlordAhead emails you 60 days before each certificate is due, which is when the early-renewal window opens.
