Work out your fee
Registering on 15 Dec 2026, your first fee per property is
£5.34
This is the fee for the first property you register. All your properties share one renewal date, a year after your first registration, so a property you add later is charged up to that same date.
How GOV.UK works it out
The Register your rental property service uses this formula:
(£65 ÷ year length) × (days until renewal − free days)
- Year length is the number of days between your registration and your renewal date: 365, or 366 in a leap year.
- Days until renewal is the number of days left until your renewal date.
- Free days are any days before 15 November 2027, when every landlord must be registered.
If the answer has more than two decimal places, it is always rounded down.
Worked examples from GOV.UK
| Register on | Year length | Free days | Fee |

| 25 Jun 2027 | 366 | 143 | (65 ÷ 366) × 223 = £39.60 |
| From 15 Nov 2027 | 365 or 366 | 0 | £65.00 |
