Joint owners and the PRS database: who registers?

Checked against official guidance on 3 Nov 2026

Every joint landlord must register. One of you registers the property and invites the others to that property registration. Anyone who owns part of the property and is entitled to possession counts as a joint landlord, even if they aren’t named on the tenancy agreement.

How it works

  1. Each joint landlord registers as a landlord on the Register your rental property service.
  2. One of you registers the property, pays the fee and gets the property registration number.
  3. That person invites the other joint landlords to the property registration.

Who counts as a joint landlord?

  • Anyone who rents out the property together with one or more other landlords.
  • Anyone who owns part of the property and is entitled to possession of it, even if they aren’t named as a landlord on the tenancy agreement. For example, a spouse who co-owns the property but isn’t on the tenancy.

Business partnerships

All members of an English business partnership who rent out property together register as individuals and follow the joint landlord process. Limited liability partnerships and Scottish partnerships register as organisations instead: see limited companies, partnerships and the PRS database.

Deadlines still apply to everyone

The property must be registered within its region’s window, whoever does it. Check your region’s dates, and agree between you who will register and invite the others.
