First-year fee per property, if it’s the first one you register. The fee is £65 a year, reduced during the rollout so it ignores any days before 15 Nov 2027. Later properties share your first renewal date.
When you register
Within 28 days
If the details aren’t added within 28 days, the registration can be deactivated. After that, you must update anything that changes or expires, such as a new gas safety certificate, within 28 days.
Your property’s council decides its region. County councils include the district councils in their area.
Between 15 Jul 2027 and 14 Oct 2027 (before midnight). Once the service is live you can also register before your region opens.
Not during the rollout (15 Dec 2026 to 14 Nov 2027): only properties that are let, or become let in that time. Later, you’ll have to register an empty property before you advertise it.
No. You must start the registration and you stay responsible for it. Once you have the property registration number and the property is let, your agent can add the tenancy and safety details. The record must be complete within 28 days.
Each joint landlord must register. One of you registers the property and invites the others. That includes anyone who owns part of the property and is entitled to possession, even if they aren’t named on the tenancy.
Register the company as an organisation landlord, with its Companies House number. Anyone in the company can register it, then add team members who can register and update properties.
No. A licensed HMO needs one registration for the whole property.
Each property follows the deadline for the region it’s in, not where you live. You can register them all at once, as long as none is registered after its own region’s end date.
£65 a year per property, with no VAT. During the rollout your first fee is reduced so it ignores any days before 15 Nov 2027. All your properties share one renewal date: a year after you register your first.
